Selling as a non-resident: the 3% retention and the plusvalía

When you sell, the buyer withholds 3% on account of your taxes. We explain when it’s recovered and how to work out your net.

If you sell a property in Spain as a non-resident, the buyer is required to withhold 3% of the price and pay it to the tax authority on account of your capital gain.

Can it be recovered?

If the 3% withheld exceeds the tax actually due on your gain, you can claim back the difference. We prepare and file the claim for you.

The municipal plusvalía

In addition, the town hall taxes the increase in land value. We calculate it in advance so you know, clearly, what you will receive net after the sale.
