Non-resident taxes: what you must declare if you own a home in Spain

Owning a home in Spain brings annual tax obligations even if you don’t rent it out. We explain non-resident income tax without the jargon.

Many British and European owners don’t realise that, even without renting out their home, there is an annual non-resident income tax obligation (IRNR). Addressing it in time avoids surcharges.

If you do not rent the property

You are taxed on an imputed income: a percentage of the cadastral value. It is a modest amount, but it must be declared each year using form 210.

If you rent it out

  • Rental income is declared (quarterly or annually depending on the case).
  • EU residents may deduct certain expenses.
  • Keep invoices and contracts from day one.
