What our support includes

Legal due diligence

We verify ownership, charges, debts and the planning status of the property at the Land Registry and Cadastre before you commit.

Deposit & purchase contracts

We review or draft the reservation and deposit contracts to protect your position and your deposit, with the conditions properly tied down.

NIE, taxes and bank account

We obtain your NIE, calculate the taxes (transfer tax or VAT, plusvalía) and help you with the account and means of payment.

Signing before the notary

We accompany you — or act under power of attorney on your behalf — at the signing of the deed and handle the registration at the Land Registry.

Utilities transfer

After the purchase, we help transfer water, electricity, council tax (IBI) and the owners’ community into your name.

Support afterwards

We remain available for any tax or legal question once you are an owner. The relationship does not end at the notary.

We review the deposit contract, negotiate terms and protect your deposit before any payment.

We prepare the signing

NIE, taxes, funds and power of attorney if you cannot travel. We coordinate the notary from start to finish.

We sign and register

We accompany you at the deed, settle the taxes and register the property in your name.

And we stay with you

Utilities, community and any later question. We remain your firm of reference.

Common questions

Not necessarily. With a power of attorney we can handle the checks, the taxes and the signing on your behalf, keeping you informed at every step. Many of our clients buy without travelling until the day they collect the keys.

The NIE is the foreigner’s identification number, essential to buy, pay taxes and set up utilities. We take care of obtaining it for you — in Spain or through the consulate — so it never holds up the purchase.

It depends on whether the home is new or resale (VAT or transfer tax), plus notary, registry and processing. As a guide, budget roughly an extra 10–13% on top of the price. We give you a clear written breakdown before you commit.

A straightforward purchase usually completes in around 6–10 weeks from reservation: checks, deposit contract and signing. A mortgage, prior inheritances or charges to cancel can extend it — we give you a realistic timeline from day one.

It is more common than you might think: uncancelled mortgages, unpaid community fees or council tax. We detect it during due diligence and require it to be cancelled or deducted from the price before signing, so you receive the property free of charges.

Correct. We work on transparent professional fees, agreed in advance and in writing. We charge no commission on the price and receive no payments from agents or developers: our only side in the transaction is you.
