Common questions

If you sell as a non-resident, the buyer withholds 3% of the price and pays it to the tax office on account of your taxes. If that retention exceeds the actual tax on your gain, we claim the difference back and follow it up until you receive it.

Yes. With a power of attorney we prepare the paperwork, sign the sale on your behalf and transfer you the net amount once the taxes are settled. Many of our clients sell without setting foot in Spain.

The deed, the latest council-tax and community receipts, the energy certificate and, depending on the case, the habitation certificate. If anything is missing, we obtain it so you reach the notary without delays.

Mainly two: capital gains tax on your profit (with the 3% retention on account if you are non-resident) and the municipal plusvalía on the land value. We calculate both before you accept an offer, so you decide knowing your true net figure.

Yes, it is very common. We coordinate the cancellation with your bank at the notary itself: it is paid from the sale price and the cancellation is registered. You receive the net amount, free of charges.
